Please read these Terms of Use ("Terms") carefully before using the https://tenantgriffin.com/ website and tenant screening platform (the "Service") operated by Tenant Griffin™ ("us", "we", or "our").
Your access to and use of the Service is conditioned on your acceptance of and compliance with these Terms. These Terms apply to all visitors, users and others who access or use the Service.
By accessing or using the Service you agree to be bound by these Terms. If you disagree with any part of the Terms then you may not access the Service.
1. Age Requirement
You must be at least 18 years old to use Tenant Griffin™. By using our Service, you represent and warrant that you are 18 years of age or older. This age requirement ensures compliance with data protection laws across all jurisdictions we operate in (Singapore, Malaysia, Thailand, Indonesia, and Vietnam).
If we discover that a person under 18 has created an account, we will immediately terminate that account and delete all associated data.
2. Accounts
2.1 Account Creation
When you create an account with Tenant Griffin™, you must provide information that is accurate, complete, and current at all times. You shall not impersonate any person or entity or otherwise misrepresent your affiliation with a person or entity. Failure to do so constitutes a breach of these Terms, which may result in immediate termination of your account.
2.2 Account Security
You are responsible for safeguarding your account credentials and for any activities or actions under your account, whether authorized or not. You agree not to disclose your credentials to any third party. You must notify us immediately upon becoming aware of any breach of security or unauthorized use of your account at support@tenantgriffin.com.
2.3 Account Types
The Service is intended for:
- Landlords conducting tenant screening
- Property managers managing rental properties
- Real estate agents assisting with tenant screening
- Other professionals in the property rental industry
3. Service Description
3.1 Tenant Screening Services
Tenant Griffin™ provides a platform for landlords to:
- Search for tenant records in our database
- Submit reports about problematic tenants
- View screening results and tenant history
- Purchase credits and subscriptions for searches
3.2 Credits and Subscriptions
Access to search functionality requires credits. Credits can be obtained through:
- One-time credit purchases
- Monthly or annual subscriptions
- Referral rewards
- Approved report submissions (3 credits per approved report)
4. User Responsibilities
4.1 Lawful Use Only
You agree to use the Service only for lawful purposes and in accordance with these Terms. You agree NOT to:
- Submit false, misleading, or defamatory reports
- Violate any applicable local, national, or international law
- Harass, abuse, or harm another person
- Impersonate or attempt to impersonate Tenant Griffin™ or any other user
- Engage in any conduct that restricts or inhibits anyone's use of the Service
- Use the Service to stalk, harass, or discriminate against any individual
- Scrape, crawl, or use automated tools to access the Service
4.2 Report Submission
When submitting a report about a tenant, you confirm that:
- You have a lawful basis to collect and submit the tenant's personal data
- The information provided is accurate and truthful to the best of your knowledge
- You have supporting documentation for your claims
- The report is submitted for legitimate tenant screening purposes
- You are complying with applicable data protection laws in your jurisdiction
False reports may result in account termination and potential legal action.
5. Payment and Refunds
5.1 Payment Processing
All payments are processed securely through Stripe. We do not store your credit card information. By making a purchase, you agree to Stripe's terms of service and privacy policy.
5.2 Subscriptions
Monthly and annual subscriptions automatically renew unless cancelled. You can cancel your subscription at any time through the Stripe Customer Portal accessible from your Account Settings. Cancellation takes effect at the end of the current billing period.
5.3 Refund Policy
Credit purchases and subscription fees are generally non-refundable. We may provide refunds on a case-by-case basis at our sole discretion. Contact support@tenantgriffin.com with refund requests.
6. Intellectual Property
The Service and its original content (excluding user-submitted reports), features, and functionality are and will remain the exclusive property of Tenant Griffin™ and its licensors. The Service is protected by copyright, trademark, and other laws.
You shall not reproduce, publish, display, copy, distribute, transmit, adapt, or sell any part of the Service, or otherwise infringe the intellectual property rights of Tenant Griffin™ without our prior written approval.
Our trademarks, logos, and service marks displayed on the Service are the property of Tenant Griffin™. You are not permitted to use these marks without our prior written consent.
7. Privacy and Data Protection
Your use of the Service is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal information.
7.1 Your Data Rights
You have the right to:
- Access your personal data (Download My Data)
- Correct inaccurate information
- Delete your account and data (Delete Account)
- Withdraw consent for data processing
- Object to certain types of processing
- Request restriction of processing
- Data portability (machine-readable format)

8. Links To Other Websites
The Service may contain links to third-party websites or services that are not owned or controlled by Tenant Griffin™.
We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites or services. You acknowledge and agree that Tenant Griffin™ shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with use of or reliance on any such content, goods or services available on or through any such websites or services.
We strongly advise you to read the terms and conditions and privacy policies of any third-party websites or services that you visit.
9. Termination
9.1 Termination by Us
We may terminate or suspend your account and access to the Service immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach these Terms. Reasons for termination include but are not limited to:
- Violation of these Terms of Use
- Submission of false or fraudulent reports
- Abuse or harassment of other users
- Illegal activities or misuse of the Service
- Non-payment of fees
9.2 Termination by You
You may terminate your account at any time by using the "Delete Account" feature in your Account Settings. Upon deletion:
- Your account will be permanently deleted within 72 hours
- Your personal data will be removed from our systems
- Your search history and credit transactions will be deleted
- Active subscriptions will be cancelled
- Reports you submitted will remain in the database (you own these reports)
9.3 Effect of Termination
Upon termination, your right to use the Service will immediately cease. All provisions of these Terms which by their nature should survive termination shall survive termination, including, without limitation, ownership provisions, warranty disclaimers, indemnity, and limitations of liability.
10. Disclaimer of Warranties
Your use of the Service is at your sole risk. The Service is provided on an "AS IS" and "AS AVAILABLE" basis. The Service is provided without warranties of any kind, whether express or implied.
Tenant Griffin™ makes no representation that the information provided will be timely, accurate, complete, uninterrupted, or free from error. The information is provided at our sole discretion for general information only.
IMPORTANT: If a prospective tenant you searched for is not listed on the Service, it does NOT mean that they are not problematic tenants. Our database may not contain all tenant records. You should conduct additional due diligence.
We do not warrant that the Service will meet your requirements, that results will be accurate, or that any errors will be corrected. We reserve the right to modify or discontinue the Service at any time without notice.
11. Limitation of Liability
To the maximum extent permitted by applicable law, in no event shall Tenant Griffin™, its directors, employees, partners, agents, suppliers, or affiliates be liable for any indirect, incidental, special, consequential, or punitive damages, including without limitation, loss of profits, data, use, goodwill, or other intangible losses, resulting from:
- Your access to or use of or inability to access or use the Service
- Any conduct or content of any third party on the Service
- Any content obtained from the Service
- Unauthorized access, use, or alteration of your transmissions or content
- Reliance on information provided by the Service
12. Indemnification
You agree to indemnify and hold Tenant Griffin™ harmless at your own expense from and against any loss, liability, fees, claims, costs, and expenses arising out of or relating to:
- Your breach or violation of these Terms
- Your violation of any rights of another person or entity
- Your use of the Service
- Content you submit, including tenant reports
13. Governing Law and Jurisdiction
These Terms shall be governed and construed in accordance with the laws of Singapore, without regard to its conflict of law provisions.
For users in other jurisdictions, additional local laws may apply:

- 🇲🇾 Malaysia: Subject to Malaysian Personal Data Protection Act 2010
- 🇹🇭 Thailand: Subject to Thai Personal Data Protection Act B.E. 2562 (2019)
- 🇮🇩 Indonesia: Subject to UU No. 27 Tahun 2022 tentang Pelindungan Data Pribadi
- 🇻🇳 Vietnam: Subject to Decree 13/2023/ND-CP on Personal Data Protection
14. Severability
If any provision of these Terms is deemed invalid, void, or for any reason unenforceable, then that provision shall be deemed to be severed from the rest of these Terms and shall not affect the validity or enforceability of the remaining provisions.
15. Waiver
Our failure to enforce any right or provision of these Terms will not be considered a waiver of those rights. The waiver of any such right or provision will be effective only if in writing and signed by a duly authorized representative of Tenant Griffin™.
16. Changes to Terms
We reserve the right, at our sole discretion, to modify or replace these Terms at any time. We will notify you of any material changes by:
- Posting the updated Terms on this page with a new "Last Updated" date
- Sending an email notification to your registered email address
- Displaying a prominent notice on our Service
By continuing to access or use our Service after those revisions become effective, you agree to be bound by the revised Terms. If you do not agree to the new Terms, please stop using the Service.
17. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Tenant Griffin™ regarding the use of the Service and supersede all prior and contemporaneous understandings, agreements, representations, and warranties.
